Owner Site Front Porch Renovation
Project: Remove vinyl siding from porch walls and ceiling in order to install a log corner, log trim at windows, stone, and log siding with chinking. The porch reno is in keeping with the "lodge look" the Owners want to achieve which matches the finished addition (see below) that Stalwood completed several months ago. The porch ceiling will be stained to match the rough cut log siding color. Round log support posts will replace the current white supports and cedar shakes will be installed at the porch gable in another project.


Owner Site Chimney Repair
Project for New Client: Repair leaking chimney. This repair involved applying flashing and counter flashing, caulking where necessary. To apply the flashing required cutting into the brick and installing the flashing behind the brick in order to shed water properly. Also installed new plywood where needed and re-shingle chimney area.


Thanks to these Owners for their patients - the project had to wait until the rain stopped. A special thanks for the help of the Owners' son. He made a two trips into the local hardware for needed supplies and brought shingles up to the roof. He made the project go faster which was really appreciated. The project was finished in one day and just before another rain!
Owner Site Install New Windows
Project for New Client: Remove and install seven new bronze metal windows, repair wood where needed, new exterior trim to match existing, and install metal flashing to match existing.
New window install with "Great Stuff" for insulation. Finished product. Windows are now air tight and will not leak.

Owner Site Install New Siding, Gutters, Downspouts, Paint
Project for return customers: Remove old board and batten siding, install new gutters and downspouts, and paint new siding. Back of shed with new siding installed. New gutter and downspout.

Owner Site Install Porch Over Steps and Miscellaneous Items
These Owners are return customers. Project: Install a porch roof over their entrance steps. To repair deck boards that had problems due to the splash back. Also to enclose the gable at their screened-in porch. Install new drain tile to keep water from the home, install gutters, downspouts, and guards at new porch area.

Owner Site Repair/Maintenance
We, Stalwood Construction, put down plank flooring to match existing, added T&G to an existing bathroom, and installed stack stone around their existing fireplace 2003. This project was to do general maintenance and to investigate cause and repair stain at ceiling beam in the master bedroom.

Owner Site Repair Damage to Cabin
This home had a tree fall onto their screened-in porch and deck area. Fortunately, there was no structure damage to the core of the home. This home Stalwood Construction built in 2005. Thanks Owners for the work! The repairs went as follows:

Owner Site Stone Work and Flooring
This Owner contracted us to add stone at the foundation of their home, Stone a wall at the basement for a future wood burner, and add wood flooring at the finished basement. Stalwood did a major renovation for these clients in 2010. Thanks, we appreciate the work!

Owner Site Chimney Repair
Project: Repair leaking chimney. The picture on right shows why the chimney was leaking. The original roofer had installed a piece of flashing on top of the tin roofing where the chimney and roof meets and caulked it. Eventually the caulking dried out and let the rain flow between the ridges of the tin roofing rotting the OSB and siding. Common sense and a knowledge of how and where to use flashing would have prevented this repair. The Fix: The siding and OSB will be replaced and stained to match existing. A new piece of tin and flashing will be installed at the chimney. Also caulking at new siding on chimney will be installed.

Now the owner has a properly flashed chimney with no leaks!
Owner Site Garage Finish & Landscaping
Project: Finish inside of attached garage installing garage slab, two new LVL beams, wiring, garage access door, garage door with opener, trim and siding to match existing house. Landscape to direct water flow away from garage and house. Pave and repair existing driveway. This project is a result of "do-it-yourself-ers" leaving the new owners of this home with many repairs to make their garage and drive usable.

Garage enclosure is finished. We are waiting....and waiting....and waiting....and waiting for the electric company to install new electric lines from power pole to house. When the electric company has completed their job, we can complete the last phase of this project - paving and final grading and landscaping.

Finally!! The new electric lines from pole to house have been installed and the drive paving can start.

Paving started the next day after the electric was finished. Paving by Shannon Jones (Hank Jones Paving in Blairsville, GA. They did a great job!

Owner Site Kitchen Remodel & Chimney Repair
Project: Remove partial wall, remove old refrigerator and install new. Move and reinstall electric outlets and switches. Add plumbing at refrigerator, make and install cabinets above refrigerator. Install new T&G walls and plank floor to match existing. Install ceiling fan at back porch with new electrical switches.

Finished kitchen, and it was a fun project, the kitchen looks bigger!

Chimney Repair: In the eighteen years we have been building and renovating in this area, chimney problems, leaking roofs, and bad ventilation are the main cause for most repairs. This chimney repair could have been prevented if the original builder had installed flashing and beveled the chimney corners for water shedding. The following pictures are a good illustration of what happens when a chimney sets on a deck with out flashing and improper joints at corners.

The clean up and repair. Flashing! In most circumstances, the chimney should not set on the deck, it's a guarantee for water leakage. We supported the chimney under the deck before installing the flashing..

Finish picture of restored chimney. Now the chimney surround will shed the water down through the deck instead of water setting on the deck which caused a wet environment for decaying wood and insects. Also installing beveled wood corners instead of butt joints will keep the water from running into the backer boards.

Owner Site Addition (Phase 1)
Project Remodel/Addition: Before project can be started a large tree is removed. Phase I consists of adding to existing bedroom and bath. New vanities, sink tops, faucets, shower, closets, electrical, plumbing, and large windows will be installed. All wood ceilings, walls, and floors will be the interior finishes to match the existing home. This addition will create more space for the Owners' and the new large windows will maximize the view of their beautiful property.

Phase 2
Project: Addition/Remodel. This project will add 8 feet to the living room by enclosing the existing deck. The new living room will be 20 x 24 feet. The existing porch roof will be re-shingled and two sky lites and roof to wall venting will be added. The new living room space will have large windows and a 6 foot sliding exterior door. The new living room will have plenty of natural light because of the solid glass wall and two sky lites. The 6 foot sliding door will lead to an exterior stair case for the owners to access their hot tub and the ground below. A new 10 x 14 foot deck will be installed for outdoor viewing of the beautiful grounds, pond, and the abundant wildlife that exists in this idyllic setting. The interior finishes will be wood ceilings and walls. The flooring is not yet determined....keep watching to see what the owners decide!

The new shingles are being installed as well as the sky lights with flashing. We had a heavy rain after the sky lites were installed and had no leaks.

A close up of the preparation of the metal wall to roof vent. It will be installed between the felt paper and the 2 x 4 below the insulation. This allows for good air circulation between roof and walls and keeps condensation from building up and dripping or staining the ceilings and walls.

This week new wiring and plumbing installed. Also wood flooring started.

The interior finish of the sun room is finished - just in time to rescue plants from the cold weather to come.

Phase 2 has been completed! Phase 3 is underway.
Phase 3
Project: Kitchen Addition/Remodel. This project will add an 8 x 32 foot new space making the total kitchen footage 460 square feet. An eat-at island with a prep sink will be installed, all new cupboards, stove with large range hood, dishwasher, pantry, and countertops. The kitchen is spacious enough to accommodate a large dinning table and chairs for family and friends to gather. An 8 x 8 foot laundry room off the kitchen is in the new plan too. An exterior door will be added at the laundry room to allow it to double as a mud room.

The front porch has already been removed. The footers for the new kitchen addition will be dug today, then tomorrow the footers with rebar will be poured.

Owner Site Addition & Remodel
Project: Remove existing flat drywall ceiling at living room to accommodate new T&G cathedral ceiling. Remove popcorn from kitchen ceiling and hallway to accommodate new T&G ceilings. Shore up rafters and install 6 x 6 beams - one at main ridge and one at kitchen area. Remove carpet and vinyl to accommodate new T&G flooring at living room, kitchen and hallway. Install new French door at living room.

Owner Site Addition 3
Project: Enclose existing porch, add new entry, and add to existing back deck. Project Deadline: Owners need to use new space by Thanksgiving.
Framing starts. Project below is finished and owners have moved in!

Ceiling rafters furred down to accommodate R-19 insulation. This is a necessary step in order to avoid compressing the insulation and to achieve a good air flow. Without the air flow, the insulation becomes moisture laden and is ineffective.

Holes are drilled in rafters for venting to ensure good air flow.

9/16 - Windows still have not come in, so we are currently insulating, wiring and staining.

Back to the paint store, new stain is too light.

OWNER SITE ADDITION & Renovation
Project: Add a total of 420 square feet. Three hundred feet of master suite with bath, and 120 feet of foyer and dining area. New entryway and deck. Remodel existing bathroom. This is a hybrid addition which was conventionally built with studs, insulation, drywall/T&G, hand-finished with flat log siding and full dovetail corners, and timber roof components.
Before construction could begin, tree limbs needed to be removed.

Tin roof installed. The Lull lift does double duty, a work table and material lifter.

Inside renovation begins with sheeting installed to protect other rooms from dust.

Interior finishes. Owners want to move in before winter cold sets in. Mission accomplished! Foyer accommodated a 10 foot Christmas tree.


Exterior Finishes. Major set back. Owner's favorite tree. A storm broke a limb off. Luckily no one or nothing was damaged. Removal of tree's limbs away from the house was necessary.

Bathroom renovation begins. Removal of everything except the vanity. Rearranging the shower and stool made room for a new closet. Taking out the existing small closet and cutting in a doorway provided an easy entrance into the second bedroom. Also installed was a new, larger closet in the second bedroom.

OWNER SITE BUILD NEW HOME
Project: Build a 2,300 square foot home. Two story, 2/2, 2 decks, one screened porch, and garage. This project is finished but we have left it on the Owner Site page because it was a complicated and unique home. A thank you to the owner's for having faith in our company to get the job done and get it done right.
Grading work completed and foundation begins. A styrofoam foundation with concrete filled block was chosen.
